BUYING PROPERTY IN MAURITIUS REMOTELY: A GUIDE FOR FOREIGNERS

Do you live abroad and dream of buying property in Mauritius remotely? It is entirely possible, and many of our clients do exactly that. You simply need to prepare the steps well: the viewing, the power of attorney, the funds and the signing. Here is how it works in practice.

Buying property in Mauritius remotely: is it possible?

Yes, you can buy without travelling, provided you appoint a trusted person to sign on your behalf. This person acts under a power of attorney, a document you sign before a notary in your own country. However, some buyers prefer to make the trip and sign themselves, which remains possible. In both cases, the Mauritian notary checks the file before the sale.

Buying property in Mauritius: viewing without travelling

Before committing, you want to see the property. To do this, we can present it to you by video call, with videos and plans. Then we send you the useful documents, such as the title deed or, for a new development, the developer’s authorisations. Ask all your questions at this stage: it is easier to clear up a doubt before the offer than after.

The power of attorney at the notary

The power of attorney is the central document of a remote purchase. You sign it before a notary in your country of residence. It must then be legalised, by an apostille or a consular legalisation, depending on your country. It specifies exactly the powers granted: reserving the property, signing the deed of sale and carrying out the necessary formalities. The Mauritian notary checks its compliance before accepting it. Allow time for the legalisation and for sending the original, because these steps sometimes delay the file. To understand the notary’s role, read our page on the notary in Mauritius.

Buying property in Mauritius: documents to prepare from abroad

The notary generally asks for a copy of your valid passport and a recent proof of address. In addition, they ask for proof of the origin of your funds, such as bank statements. Depending on the property, an official authorisation may also be needed for a foreign buyer: the notary checks this for you. For approved schemes, you will also find information on the website of the Economic Development Board. Prepare these documents in advance, with certified copies if requested.

Buying property in Mauritius: deposit, transfer and bank account

When you are buying property in Mauritius from abroad, the reservation deposit is paid into the notary’s account, not to the seller. This way, your money stays protected until the deed is signed. For the balance, you transfer the funds from abroad, then the notary pays the seller and the duties. Also think about the exchange rate: read our advice on opening a bank account in Mauritius. The duties and taxes to plan for are on our page on property taxes in Mauritius.

Buying property in Mauritius remotely: our safety advice

To buy remotely in complete safety, follow a few simple rules. First, always go through a notary and never pay money directly to the seller. Then, keep a written record of every exchange. Finally, ask for a report after each step. If an offer pressures you to pay before any check, be wary: a good file stands up to verification.

After the signing: keys, settling in and residence

Once the deed is signed and registered, the property is yours. We then organise the handover of the keys, or entrust them to the person of your choice. If you plan to settle, discover our pages on the residence permit and on moving to Mauritius.
