How do you sell your property in Mauritius at the right price and in complete safety? This is the question most owners ask us. At VIP’S H’OM, we support you from the valuation to the signing at the notary. This way, you know at each stage what is happening and what comes next.
Sell your property: how do you set the right price?
First, we visit your property and study its location, condition, surface and land. Next, we compare it with similar properties offered in the same area. A realistic price attracts buyers within the first weeks. By contrast, a price that is too high makes the sale drag on. Finally, we give you our valuation, and you decide the asking price.
Sell your property: which documents should you prepare?
To start the sale, prepare your title deed, your identity document and a proof of address. In addition, gather the plans of the property and the land, as well as any current lease agreements. Every estate agent must also verify the identity of their clients. Read our page on the FIU and KYC obligations to see which documents we request.
The stages of the sale with VIP’S H’OM
First, we sign a written sale mandate together, stating the price, the duration and the fees. Next, we present your property on our website with carefully taken photos and a full description. Then we organise the viewings and pass on every offer to you. Once the price is agreed, you and the buyer sign a preliminary agreement. The notary then prepares the final deed. Finally, we stay by your side until the signing.
Sell your property: how much are our fees?
Our sale fees are 2% of the price, plus VAT, on the seller’s side. The mandate states them in black and white, so no surprises await you at the signing. Other costs may apply depending on your situation, such as the notary’s fees. Find the details on our page about agency fees in Mauritius, and read our guide to property tax in Mauritius as well.
An estate agent regulated by the REAA
The Real Estate Agent Authority (REAA) regulates the estate agent profession in Mauritius. This is why we have filed our registration application, and our page on REAA registration follows its progress. You can also visit the website of the REAA to find out more.
