Are you looking for real estate in North Mauritius? This is the most dynamic region of the island. Its turquoise bays, fishing villages and residential neighbourhoods attract families and investors alike, and people genuinely live here all year round. VIP’S H’OM presents the main villages of the North, the types of property available and the points to check before buying or renting.
Why choose real estate in North Mauritius?
First, daily life is easy. Supermarkets, clinics, international schools and restaurants are all within a few kilometres. Next, the lagoon is sheltered and calm, with Coin de Mire island on the horizon. In addition, Port Louis is reachable by motorway. The airport is about an hour away, or an hour and a quarter depending on traffic.
Demand here is the steadiest on the island. Expatriates, families, retirees and investors all meet here, which is why the northern market is easier to read than other areas. To plan a discovery trip, you can also visit the official site of tourism in Mauritius.
The villages of the North, one by one
Grand Baie is the capital of the North. It has a marina, shops, restaurants and upmarket residences. It is the liveliest area.
Pereybère is more residential and more intimate. Its white sand beach appeals to families, and Grand Baie remains close by.
Cap Malheureux is the fishing village at the northern tip. Its little red-roofed church faces Coin de Mire island, and the atmosphere is calm.
Mont Choisy, Trou aux Biches and Pointe aux Canonniers form the north-west coast. This area offers a long fine-sand beach and balanced residential neighbourhoods.
By contrast, Balaclava, Calodyne, Roches Noires and Grand Gaube lie further north-east. The setting is wilder and more private, and seafront villas are often more affordable.
Finally, Beau Plan, near Pamplemousses, is a modern neighbourhood with recent developments and new infrastructure.
Real estate in North Mauritius: which properties are available?
The choice is wide. It includes villas with a pool, family houses, apartments and sea-view penthouses, as well as building plots and new developments.
However, a foreigner cannot buy everywhere. They generally go through a scheme provided for by law (PDS, IRS, RES or Smart City). The principle is explained in our guide to property schemes for foreigners and on the page about the residence permit. For the official investment framework, also consult the Economic Development Board. Our long-term rental page presents rentals by the year.
Our advice before buying in the North
Before choosing a village, visit it in the evening and on a Sunday morning. Noise, traffic and atmosphere change a lot from one day to the next. Also think about the distance to school, shops and the sea.
We recommend visiting at least three areas. The North is small, but each village has its own character. For a wider view of the island, also see real estate in the West.
