Are you looking for real estate in East Mauritius? The east coast offers a vast lagoon, white sand beaches and islets that you can reach by boat. Its atmosphere is also more authentic than on the busiest tourist coasts. VIP’S H’OM presents the main villages of the East, the types of property available and the points to check before buying or renting.
Why choose real estate in East Mauritius?
First, the East is the coast of the big lagoon, water sports and golf courses. Next, the trade winds blow harder here, which appeals to kitesurfers. In addition, the vegetation is greener. The villages keep a genuinely local character, with their markets and fishermen. Finally, the airport is generally less than an hour away. To plan a visit, see the official site of tourism in Mauritius.
The villages of the East
Beau Champ is the area where VIP’S H’OM currently offers the most properties. You will find modern residences and villas there, in a calm setting close to the sea.
Trou d’Eau Douce is the departure village for Île aux Cerfs. It also has a small harbour and restaurants.
By contrast, Poste Lafayette and Palmar are quieter coastal villages. As a result, they offer beautiful beaches and open views.
Real estate in East Mauritius: buying or renting
The East offers apartments, villas and houses, often at more accessible prices than in the North. However, a foreigner cannot buy everywhere. They generally go through a scheme provided for by law (PDS, IRS, RES or Smart City). The principle is explained in our guide to property schemes for foreigners and on the page about the residence permit. In addition, the Economic Development Board presents the official framework on its website. For rentals by the year, see our long-term rental page.
Our advice before buying in the East
Visit the area at different times of day and in different weather, because the wind changes the feel of a place. Also check the distance to school, shops and health services. We recommend comparing at least two villages before you decide. For a wider view of the island, also see real estate in the North.
