Real estate in Mauritius: a market open to foreigners
Real estate in Mauritius appeals to investors looking for a rare lifestyle and a stable market: villas, apartments and off-plan programmes sit alongside the lagoon. So whether you want a main home, a second home or rental income, this page explains the regions, the property types and the rules. In addition, VIP’S H’OM, an agency based in Mauritius since 2012, supports you from choosing the property to handing over the keys.
Why invest in real estate in Mauritius?
Indeed, the island combines several rare advantages:
- recognised political and economic stability;
- simple taxation, with no capital gains tax for an individual;
- strong rental demand, driven by tourism and expatriates;
- an exceptional quality of life, between lagoon and mountain.
Moreover, foreigners can buy in high-end residences. Our page on why buy property in Mauritius therefore details these advantages.
The five regions of the island
Each region suits a different life or investment project.
First, the North is the most dynamic region: beaches, restaurants, shops and a lively atmosphere. Discover real estate in the North.
Next, the West appeals with its year-round sunshine and landscapes between sea and mountain. Discover real estate in the West.
In addition, the Centre offers a practical setting, with its schools, business centres and modern infrastructure. Discover real estate in the Centre.
By contrast, the East is known for its unspoilt beaches, its calm and its exclusivity. Discover real estate in the East.
Finally, the South offers a wilder, more authentic setting, with high-end projects. Discover real estate in the South.
What types of real estate in Mauritius?
The market offers properties suited to every type of buyer:
- contemporary villas with a pool;
- modern apartments in secure residences;
- penthouses with a view of the lagoon;
- family houses;
- off-plan projects (VEFA).
The programmes open to foreigners
However, a foreigner can only buy within a precise framework, overseen by the Economic Development Board (EDB). Here are the main programmes:
- PDS (Property Development Scheme): villas and high-end residences;
- G+2 apartments (ground floor plus two floors);
- IHS (Invest Hotel Scheme): hotel apartments and villas;
- Smart City Scheme: integrated districts to live, work and relax.
An investment of at least USD 375,000 can also give access to a residence permit. Each programme has its own rules, though, so read our page on property schemes for foreigners.
